James is the absolute best! He’s always there to point out any flaws when looking at a house, making sure nothing gets overlooked. Instead of just focusing on the sale, he truly looks out for his clients and wants them to make the best decision possible. His honesty, attention to detail, and willingness to speak up about potential issues make the entire process feel much more comfortable and trustworthy.

James is an excellent realtor. He is responsive and helps to guide you through the confusing process of buying a home. He was extremely flexible with making time for sudden showings as my wife and I were relocating from out of state and would travel in last minute. I will be recommending him to all friends/family looking to buy or sell.

James handled our real estate sale very professionally and with terrific communication throughout the transaction. This was a life long family residence and his thoughtfulness and discretion was greatly appreciated. I would recommend him and his team without reservation.

I couldn't have asked for a better realtor. I found him just by doing a Google search and glad I decided to work with him over the others that were also listed. James was invaluable in helping us obtain our property that we purchased and also he did a magnificent job in getting our other house sold in a matter of a weeks time. We wouldn't be in our new house today if it wasn't for James' deep knowledge of writing a great offer and knowing the market.

James was amazing! He worked for the seller as well as us, the buyer and stayed fair through the whole process! He answered every call swiftly . We just loved him!

We just loved James! He was always available for questions during our whole 2 years of looking for a great home for our growing family. I wouldn’t say we are picky… but the market had us looking for a long time. James would send us weekly options for us to go look at. Most of the houses we were able to get an appointment with in a day or two to go look at. While looking he was so knowledgeable with potential hazards or repairs that it might have. He is so so funny!! I would highly recommend James for both buying and selling. Eventually if we sell we will go with James again!

We first engaged with James in 2020 when he sold both our waterfront property and considerable acreage in Brewerton NY. Coldwell Banker Liverpool office has been helping us since 2011. They've handled over 11 transactions and though 99% of the time James Burnham helps us, when he's not available but wants to get us into a house quickly to see it, the other agents have been phenomenal as well. Very knowledgeable, professional and understanding. Prior to Coldwell we tried other brokers and none could compare to their service.
